Tip #1: Be a good listener.

Our first tip is the key to effective communication — and is quite often overlooked. It's your job to understand your lead's needs and guide them to the apartments they will love the most. Listen to the big things they are looking for and also the small things. The key is to help them through the process by being their advocate in finding exactly what they are looking for.

Tip #2: Be laser-focused.

This second leasing tip is a quality that is ingrained into our mission at Corridor. Brad Baar, owner at Corridor, shares, "The most successful leasing agents are the ones who are laser-focused. Create goals, work hard, and keep your eyes on securing as many leases as possible."

One of our favorite ways to keep on track is to utilize time blocking to dedicate specific time to accomplish a task.

Tip #3: Be personable.

Another important tip we can offer when you're leasing apartments is to be yourself! Don't be a cookie-cutter salesperson. Be unique, be yourself. There are a ton of beautiful apartments to lease in the Twin Cities, but many of them don't have leasing agents that can be personal and connect to the lead in front of them. Building a relationship with your lead is equally important as helping them find a beautiful apartment.

Tip #4: Be driven.

As we enter a new year, it is a perfect time to identify and focus on your leasing goals! Brad recommends. "Set goals, get a plan on paper, and strive to make it happen. Don't let the day get ahead of you— stay ahead of the day! When you strive a little harder than other leasing agents, chances are that you get the lease."

Tip #5: Be organized.

Our last tip is easier said than done, but an important element of your leasing strategy. If you're not organized, everything else will suffer: your follow-up, your administrative work, and your commissions. It's all about creating a system that works for you and then working the system.
