Riley Companies Brings On Corridor as Leasing Partner
Corridor has teamed up with Riley Companies, a Minneapolis-based property management and development company, to provide leasing services for five rental properties in the Twin Cities.
Founded in 2010, Riley Companies provides well-maintained, quiet, and secure apartment rentals in the Twin Cities. The firm manages a portfolio of five properties in Minneapolis and the west metro suburbs and takes pride in exceeding residents' expectations with outstanding customer service.
For the past 12 years, Riley Companies has traditionally handled both property management and leasing efforts internally. Since the COVID-19 pandemic, the company has seen increased vacancy and turnover compared to the historical average.
With these increased leasing demands coupled with a desire to scale the business, Keven Riley, Co-Founder and Partner at Riley Companies, recognized the need for a leasing counterpart. He shares, "My time isn't best suited to leasing. I'm looking for a partner to take that off my shoulders to free up time to actually manage and look at growth."
Corridor's unique position as a third-party leasing service provides a perfect fit to support the firm's objectives. "Their focus and expertise specifically to leasing really appealed to me because I know that's all they do," says Riley. "They focus on one specific task, and they've been able to execute well at that."
When asked how bringing on a leasing partner will impact the business, Riley responded, "First and foremost, it will increase our rent roll and decrease vacancy loss. Overall, it will impact P&L in a couple of ways which is great. It will also free up time for me to work on growing the business and not having to worry about leasing properties and selling any vacancies."
Corridor's Team Brodie began leasing duties for Riley Companies' five properties as of February 2022. Within the first 30 days, Corridor leased all available apartments while raising rents to maximize profits for the property owners. Corridor aims to sustain full occupancy across more than 100 units and looks forward to supporting Riley Companies with leasing and marketing activities as it scales its business.
